If you buy a house for $60k that rents for $1000 in a decent area, than maybe, but you won’t find anything like that around here now and you should not buy at the beginning without being there or have super experienced person on board with you there.Lending is also complex and I’d recommend a mortgage broker or small community banks.

This approach insures me and others working with the operator that they are serious about their product and they want to stay on board with you not just pass you off because, the product is worth standing by.Especially for out-of-state, you still want to obviously do your due diligence, its very important in my opinion the operator/provider has transparent and simple systems in place to help you remotely manage but not have to be continuously involved, only by choice not out of necessity.

Try throwing out advance rent payments, 6 months to a year advance, and that may be all it takes to bribe some to get on board.
