(@Jonathan Greene DM us if you'd like to chat about them)Regarding turnkey in Metro Detroit, haven't seen anyone do it the right way:( We've picked up dozens of their clients that fire them due to poor tenant performance and nonstop repairs on their "turnkey" properties. 

Two recent clients purchased properties with less than $250K down in New Hyde Park and Lynbrook.One property has a detached garage to bring in additional income and the other has a 1-bedroom ADU.Both deals cashflow.These aren't easy to find in a seller's market but they're out there. 

I wouldn't budge on lowering the rent because that devalues your asset. 

But, once you do build some wealth and have a high income, you realize how much you can save/make by owning the right real estate - numbers that far exceed any cash flow you might make on a property. 

I’ve just recently joined BiggerPockets and am introducing myself to the real estate world, I’ve been doing a lot of research, reading, and listening to podcasts to get a good grasp on the realm.

A HELOC could help temporarily if you plan to payoff the balance quickly and are planning to save on monthly payments in the short term.  

If I leave 20 bucks on the table, I'll sleep like a baby and dream up the next big deal while others are getting audited or sued.
