Maybe you have heard me talk about the future real estate market - I have taken a lot of heat online and at panel discussions for my optimistic views: everyone has real estate PTSD from 2010, but when you look at the last 5 recessions only the last one has seen massive devaluation.

I would prefer to be the bank.That being said , I understand that some investors have no issues with high amounts of leverage.there are many ways to run a business.I believe Warren buffet and Bill Gates both have the philosophy that they wanted enough 12 months of cash on the boos in order to run there respective companies for one year without any income.

Not really sure what your point is though.My point is, mainly for the OP to consider, that many of these areas you can "throw a rock" at still haven't recovered from their peak real dollar value back in 2005- despite the tailwind of a massive bull market in the last 8 years.
