Usually when you buy locally anyway they arrange for all of this to be done for you.

At the moment the interest rates aren't great, and the appraisals usually aren't cheap but they can get done.

If you can use some extra funds each month to slowly improve each unit while you live there (assuming they need it and you're able to move into the other unit after 1 year), then that's a great place to be. 

It certainly doesn't work all the time, but usually 15-20% of the time I get somewhere in terms of a discussion.

Obviously your top 5 or 7 in front to capture a guests attention, then pictures seem to  show the way the property flows not random, then usually floor layouts and misc stuff like that at the end for those folks that want to look at everything.3 of my 4 properties have kitchens for the lead view instead of a pool.  

Or you gotta bring extra amenities.

Higher cash flow usually comes from properties that require more "hands-on" management due to the condition, location, and tenant base.

@Aidan Black I guess in theory you could...but we usually are doing residential properties because it's SIGNIFICANTLY easier to get financing.
