My question: would any price point make this property a good investment or does the neighborhood it borders negate an incredible price? 

After a phone call with the planner, it turned out to be OK.The second obstacle is the property is located in a flood zone border.

At first I was looking at the $30k properties and didn't find as much as I had hoped for in the areas I as looking at, mostly NW side and bordering around Wauwatosa.  

Clarksville is on the Mid Northern border of Kentucky and Tenn.

Not to freak anyone out, but I think some borders for states might kind of close and or perhaps days a way from temp domestic airport closures, trains stations, bus stations.

If you have agents sending you deals- How do you prefer to see that information displayed?

Well, after closer to 30 hours, I still hadn't heard anything, so I sent one more email, which bluntly displayed my displeasure, demanding someone pay me at least 2 months lost rent, and firing X at the same time. 

If the building has 4 units or less and the landlord lives in one of the units.If the property is a SFH and the owner owns less than 3 SFH's.If the animal brings an undue financial hardship to the landlord.If the animal causes damages or harm to others in the building.I recently got rid of a tenant who marked "no pets" on their application for a unit that was advertised with a strict no pets policy, and then within a month of moving in, during a scheduled inspection, I found they had a dog and a cat (penned up all day in big piles of their own poop and urine, bordering on animal cruelty).

Places like Michigan City and LaPorte all the way to the Illinois border benefit from Chicago's massive economy giving you some of the highest rents in the region for their corresponding property values.
