I have been active in Birmingham (AL) since 2019 -- Birmingham proper and Center Point to the northeast.I have found it more door-to-door than submarket to submarket or even block to block.

Zumper et al only have it from 2014 to now.I am trying to forecast the worst possible drop in rents from 2008 to 2010 and seeing if a pro-forma holds up. 

I wasn't assessing College Park, GA vs Montgomery, AL, vs Omaha, NE and then the various neighborhoods.If you are investing out of state, I recommend you pick a broad market you can generally afford and have ties to.  

If contracting is a good place to start is there anyone in Huntsville Alabama that knows of a good place to work where I can get trained in that field.

I love the idea of having a cabin in the mountains, but the price tag is starting $650k for a 2-3 bedroom cabin.The other option is putting that $200k towards 2-4 doors in Huntsville, AL which has a lower entry point but I'm confident in it's growth in the future.Does anyone have experience with short term rentals near Gatlinburg, TN?
