Hi Imdad, I think 10% for a DSCR is going to be a bit difficult to find but if the properties need repairs and you're an experienced investor, it may be possible to purchase with a rehab loan and refinance into a DSCR.

However even with that it should be in conjunction with actually bringing a property into service.

I've never lost a customer over service, and I have a lot of clients. 

Also, no offense Account Closed but nobody should be taking advice from someone who charges for services who doesn't disclose their full name/identity on these forums. 

Charge the renter for any damages and have a contractor repair.

It's a good market if you stick to the inventory that requires some updating, renovations and minor repairs.

Are you willing to risk the unknown (tenant moves, time your property will be vacant, repairs or clean up to  get the place marketed again, you get a new tenant who isn't as good etc.)Obviously you can't nor shouldn't be held hostage by the fear of your tenant leaving and having to face the inevitable.

It has no kitchen cabinets and electric service cannot be connected until the electrical meter has been upgraded.
