Neither of those sites impact your credit score because they do a soft pull on your credit.Other than that, don't open up too many credit cards at once (maybe 2 cards total), because too much at once impacts your score in a few ways (hard inquiries, new trade lines, and age of credit history).Last, pay your bills on time...late payments really negatively impact your score.

To add to some of the comments here, seller's financials are only a small part of the due diligence and are often close to worthless if self-managed.Consider the following:Three furnaces that are past the end of their useful lifecycle will have more of an impact on your returns over the near term than current leases, yet you don't ask for HVAC maintenance logs prior to making an offer.You will be managing this property going forward, not the seller.

As Brian and Doreen already mention, just putting it in a different way... make the decision only after you see the impact based on two aspects (1) the larger picture of your portfolio, income and taxes and (2) the impact to the IRA in terms of cashflow needs for the property.With regards to the DOL PTE 80-26 exemption, please use this as an extreme last resort as there are many a documentation that needs to maintained as justification for the DOL and the IRS (more than the requirements of any custodian).
