@Jon Holdman I Understand what your saying but nevertheless, whether their using hard money or their own cash, I believe knowing a ball park number of what an investor would be looking for in terms of return will better prepare me when presenting a deal to investors.

@Dan Zhang The above posters are correct - brokers are the way to go.One who writes for Cincinnati Insurance is one possibility, although here in Ohio they are not the best option in terms of cost - Oregon may be different.Here are a couple brokers, both of whom specialize in rental properties, and I know plenty of investors who use both of them.

I am assuming garbage and sewer are covered by the property owner because in all the places I have ever rented across the US I have never had to cover those two expenses but in some markets I had to hook up my own water and in others it was included in the rent.What is the norm in terms of what the renter pays or the property owner pays in the San Antonio rental market?

So the summer gas bill is tiny in terms of therms of gas used, but there's a ~$20 fixed distribution charge, which is pretty standard as far as I can tell.
