I currently use free PM software but understand that I would likely have to find a program that is more comprehensive and allows us to automate everything from the onboarding process to tenant communications....and everything in between.

They read these all the time and can inform you if there are any gaps in your coverage.

Check with your insurance to see if you have vandalism coverage. 

@Natalie Lindsey Have you reached out to a few insurance companies about MF coverage on an umbrella policy?

Also need to see what the coverage is when the property goes vacant and how long it is covered during a vacancy. 

Are they looking for a comprehensive financial plan, asset management, insurance, or something else?

Don't just rely on the Better Business Bureau, but look at the other review sites so that you can put together a comprehensive picture of what doing business with the lender is like.If the company has a rating below a 4, you may want to ask yourself why that is.  

I did just increase the liability coverage and am getting quotes for an umbrella policy.

If you have enough income off current rentals and have tax returns showing such for two years as long as debt service coverage, credit score, etc is within policy at the bank then you’re in good shape. 

Right now, my partner and I have stellar credit and typically hit a 1.2 minimum debt coverage ratio.
