If I'm wrong, and you've earned millions matching up buyers and sellers, but spent every dime of it, it doesn't sound like you have the right mentality for being an "investor".

Positive mental attitude is everything.While I have a good credit score, I don't let banks get their hooks in me.  

I plan to pour a driveway to help boost curb appeal.  

The only personal issue I have with that is, I wanted to adhere to a "pay in cash and don't use credit to fix possible repairs" type of mentality.

I would try to leverage as much as possible to boost the equity return, if the DCR allows. 25% down is pretty much the most leverage you will ever get, so you are on the right track.
