If the tenant clogged the line at the first trap with hair or food/grease, or jammed the disposer, that is 100% their expense (I make it a point at move in to be sure they understand how to reset and how to use a disposer wrench to solve 95% of disposer issues, saving them the cost of a plumber forever when those issues arise).

just do the math based on your future goals...That said, BRRRR can work if you are buying with cash, using delayed financing, and buying at extreme discounts under appraised value....very few people can pull this off consistently.There are a host of other considerations with BRRRR, just be aware...like if you are using a conventional lender, all your re-fi's will be based on your personal DTI and credit score...you'll hit the wall very quickly...so you need a commercial lender up front...but you'll take a big hit on points and origination fees...and will be required to hold so much in reserve that you will likely not cash flow for years.Nobody really talks about the potential issues that can arise if you are not BRRRR' ing in a way that makes sense.
