You may make 100 offer and only a few will get accepted but make sure those are all in your favor and if they do get accepted that you have thought about it carefully and that is will truly benefit you if you do get a deal.

I just got a quad under contract that had been on the market for quite a while, the seller had kept raising the price as improvements had been made & rents increased.The house that I purchased as my primary residence had been on the market for 2 years when we purchased it and the seller was pretty motivated to give us more favorable terms.I wouldn't look at time on the market exclusively, but time on market vs average time on market.As far as when sellers get nervous/desperate, each one is different.

Always expect the contractor to want to sway things in their favor and if you sign a contract that is worded to favor the contractor then that will be taken as applicable to law but make sure by using members of your team to watch out for your interest such as the architect, engineer or attorney.
