With a free day on my calendar I decided to take on some of the smaller jobs and (based on their prices) see how much my time is worth:I worked from 8:30 - 2:30 (6 hours including lunch)install ceiling fan: $80install range hood: $95 (much easier/faster than the ceiling fan).install 4 mini blinds: $100It comes out to just over $45/hour, at a steady but relaxed pace, with a handful of stimulating podcasts throughout....

Not the biggest fan of options like the op, although I do some covered calls on stocks I own, but I typically make sure the end result of anything is me making at least 20% overall.Don't think stocks are better than real estate or vice-versa, a combination of both is probably the ideal scenario.

With respect to the 50% upside for additional carriers (if even an option), I am not a fan, or if you do, (if it were me) I would insist that Seller refund purchase price by 1/3rd if the existing carrier goes away in the same timeframe.Good luck!

Several cases have defined a "finder" this way; "The finder is a person whose employment is limited to bringing the parties together so that they may negotiate their own contract, and the between the finder and the broker frequently turns upon whether the intermediary has been invested with authority or duties beyond merely bringing the parties together, usually the authority to participate in negotiations."

They don't seem to want to move and are not much of a pain with the exception of a more than frequently common septic flush (I do this about  every 6 months and I read it should be once a year).

My wife and I are also pretty handy with maintaining a house - we've done plenty of work on our own houses through the years, repairing sheet rock, installing microwaves and ceiling fans, etc, etc. and we are not afraid to look up how to on youtube.

And yes they remove them if they buy a house with a disposal.I could live in a house my entire life without clogging a disposal, tearing a screen, breaking an ice maker, warping a ceiling fan, etc but some reason most tenants can't live in a place for more than a month before having issues with these sort of amenities.

I think you need snow removal frequently so they can get out when they need to.. assuming the county plows the run ways and taxi ways.
