This statement seems to fly in the face of any buy and flip project or pretty much any real estate activity where you would put in any personal effort.

If you plan on running a student rental, put in the heaviest duty bathroom items you can muster.

Then, later, once money is not the issue, you can get specialized guidance from a mentor who has put in many hours of learning and applying him/herself.

It's all relative to area & the amount of work you're willing to put in to find the deals.

If you have a business you put in the office, you can get owner occupant financing which is more favorable.
