My guess is because he is in Pennsylvania, and the PA Dept of Revenue has some really silly rules on Real Estate Transfer Taxes; they want to collect full transfer taxes on each assignment!

Guess I could tell you, it's 2 months, 12 days, 16 hours and 42 mintues to cash my check......lol, that doesn't tell you anything really and to say "average" that's a moving target as it depends on so many factors, your market supply and demand, interest rates, scope of projects, time of year, weather, who you know and their ability to buy.

My guess is those numbers are only great when your 10 tenants are paying... and right now, the 10 tenants aren't paying.If it's a woman, she also might be uncomfortable going down to the property if it's bad as you make it out to be.
