So putting the video game controllers up a certain way, arranging the basketballs and board games a specific way, having a power consumption monitor on that specific TV, etc.

You will have to reseatch the specifics of your area but in most areas the longer stays need a lease vs. a short term rental agreement.

Those are the key figures that have the most margin for error.  

Postcards can work, track your numbers, be specific with your data, have a process in place on how to convert these leads and you increase your chances.
