There is a lot of great potential in the tertiary markets around the big cities with lower risk profiles and more realistic exit strategies should anything happen.

Perhaps bump it to $2M or add an umbrella layer, to whatever risk profile makes you comfortable.

To get the return profile you are looking for will require value add projects which can take around 2 years just to perform, add another year for stablization and then another year to prove out that stabiliztion and you are already at 4 years.
