All of this advice is great, but I'd have to add this - if you have a clear understanding of the needs in the area - specifically the 1, 3, and 5 mile radius - then pocket listings, word of mouth, and the usual methods are great.

A few years later on after a few big value-add projects, I had discovered the BP community and had decided I wanted to try and rent the house out (lots of new industry nearby, colleges less than 2 miles away etc), but after a basic calculation on the analysis it seems as though the numbers wouldn't work out cash flowing extremely well, leaving me basically dead even.

Flag is good because it gets you up into that whole area with the Grand Canyon, Painted Desert, 4 corners, Monument Valley, Petrified Forest Nat Park, Rte 66, Lakes Mead and Powell, Sycamore Canyon, etc, etc.....Go 40 miles south and you have all of the neat towns like Jerome, Prescott, Cottonwood, Sedona, etc....Yavapai County is more user friendly while Cococino County is less, but AZ has a law in place to limit restrictions against STRs, so you're probably ok anywhere.Sounds like a road trip is in order.
