If I buy house for investment i run the numbers and everything look good but and its a big but... the house on flood zone from 1-10 he at 9 now let me make it clear its not a lake or something close to it city close to downtown chiago not lake around it very metropolitan area.. but flood zone 9 so i know its can be a big factor when i want to riff after i finish my renove there and want to take my money back 75% i know also the insurance van be factor with the price i can pay every month.. so if some have idea or experience with this subject the house located oak park Illinois..

I would recommend following through with the early termination fee; which in itself is quite generous compared to other termination fees I've seen before.

They most likely have a "story" they told the owner and you being there again may jeopardize that story and therefore whatever their assignment fee is, or something along those lines.

Try looking at it a slightly different way with some quick math:$900,000 sales price$22,500 cost of purchase (appraisal, points, lender fees, title fees, etc - 2.5%)$90,000 cost of sale (10% commissions, closing costs, buyer credits)$64,000 carrying costs (6 months at 10%)$25,000 additional carrying costs (6 months taxes, utilities, HOA, misc)$100,000 rehab cost (the number used above)$68,500 profit = $530,000 max allowable offer.Some numbers may be a bit high, others may be a bit low.
