It has a lot of upgrades and does not need any work what so ever . 

If you are behind and this would be your last property to ever buy, I actually would consider getting the fourplex and then put the net profits into another investment (simple as high interest savings or even into the market).

Another strategy to consider is the BRRRR method in a less expensive neighborhood in another state, which can help you grow your investment portfolio.

Philly is great for investing as its growing in the rental space. a lot of multifamily opportunity as well.

@Vicente Hernandez, Kudos to you for looking for ripe markets to grow.  1031 exchanges are still comparatively rare compared to the number of transactions that potentially qualify.
