I also dont see any permit fees, which is going to be in the 5 digits as well, unless this is in your developer fees...which im not sure what those are exactly.

Plus when you're paying double digit interest I highly doubt these properties will pencil out.Lastly, you realize that cash out refi will only allow you to pull out up to 75-80% of purchase price or appraisal value.
