I'm assessing a commercial property (occupied by a major automotive service tenant) and the seller has completed a Phase1, Phase2, and a Phase2 supplemental report as part of the seller due diligence package.

What the realtor was talking about were some rules of thumbs that can be used to quickly assess whether a property is a possibility.

The good news is that the solution can sometimes be simply installing a radon system under the slab (known as a sub-slab depressurization system or SSDS). you need to understand the conditions of the DEC no further action. when residual contamination remains, usually there are deed or use restricions. you should engage an environmental consultant to assess the risk. lenders will likely require it and may also want insurance policy. converting to self-storage may not help b/c there could be a concern about women of child bearing age being exposed to vapors. what state?  

The problem with HOAs is usually they are run by a group of homeowners and they can arbitrarily raise the fee, or charge assessments, both of which you cannot forecast.

I would do this as soon as possible and of course have the pest control companies provide their professional assessment in writing. 

@Ryan Evans just thought of a few other biggies:Definitely get an environmental inspection done as well (often called Phase I Site Assessment).
