Getting all of your money back out on this market is not realistic, at least in our market.You should expect to leave 5-20% in the deal.However… you end up with less than 25% down, a fully refurbished unit, and a top of the line product for tenants.This strategy allows you to control your two most variable cost, maintenance, and CapEx.Personally my focus on a BRRR is beat the down payment market by 5-15% and have a fully updated unit I won’t have any work to do on for 5-7 years.All the people that want to turn 40K over and over and over and finance rehabs are going to spend a lot of time looking and not a lot of time doing.

The Self-Sufficiency test makes it pretty much impossible to get a desirable property with less than 10% down.Single Family REITS have also greatly outperformed multifamily in the last years and now institutional players are getting involved.

I wish it wasn't.What's probably going to happen now is that you'll carry around this experience and the grudge it engenders for the rest of your life, and after you buy a house, the next time a politician stands up and starts talking about tenant rights and rent control and rent moratoriums, you'll nod along, and bad things will happen to landlords, and we'll all scream bloody murder here and in other forums on how unfair, unfair, unfair it is that people hate landlords so much.How much we contributed as a group to bringing the public outrage on ourselves through unethical, grasping business practices like this, well, that won't be as enthusiastically discussed.
