Is anyone in Houston doing out of area or out of state investing?

Hey Adi,Not an inspector, but a newbie RE investor in Houston.

I am a newbie from Houston looking to get started investing in rental properties in my local area.

We have one duplex in the Houston area which we got into as a house hack, but is now is fully rented, and a couple of turnkeys in the Memphis and Birmingham regions.

I am an investor, agent, and I own a houston based construction/cleaning company.

It is really a build-rent-hold model, which doesn't suit the investor profile building out Houston.

If only you have credit score 700 or higher, are 30 yrs or older, employed full time or retired receiving social security then you qualify to live rent and utilities free for 2 years in house in Houston.

Electric is the big bill that landlords need to be mindful of as that can sky rocket sometimes. 

For example I see a lot of townhouses sold in the Bellaire region outside of Houston, or out near Missouri City, but I don’t see much near Ft Worth, is that because apartments are more popular?
