@Matt Cole referral, reviews of the latest reviews, don’t be discouraged on negative ones from tenants we work in a conflict market at times but any review average above 4 is the way to go.. also make sure they respond to both positive and negative reviews

Since the properties are occupied and have a current rent, the gross yield seems generally be reliable, along with other statistics easy to find online such as property tax.

She wields a lot of power with your tenants and right now is turning them against you.You kind of "ripped off the bandaid" with your strategy, which will cost you some money in the short term, but may still work out in the end if you can absorb the negative cash flow.
