Does your lender typically do a decent investigation into the rent rolls to verify the cash flows are reliable or are you responsible for doing this?

I am investigating a project whereby we may build-rent-sell or else build-rent and not sell so the asset can be passed to the next generation, and the cash flow would make up our income until that happens. 

I won't tell the story here because it's still an ongoing matter but I filed a title insurance claim, a title lawyer started investigating the claim and they recently accepted the claim.

Upon further investigation, we found the filing in which claim was filed in the local clerk of court.

Investigate, get my financing set up, look for property management.
