This week I will have only a one-day vacancy between great tenants of 18 months and a new tenant who is moving in.If I do have a vacancy, I try to show it at all reasonable daylight times that a seemingly good prospect wants to see it.

I thought I would contribute here and post my results so we have it as a record.Last month I sent out 750 small color postcards from yellowletters.com and received 5 responses, of the responses, 2 were folks that wanted to be removed from the list, 1 was a real estate agent that was calling as many investors as she could so they could compete for a house she was going to list, 1 was from someone who was unrealistic and 1 was from a good prospect.

Our blanket policy works well for us with a housing shortage we are experiencing so there is an endless supply of qualified applicants that do not have any records or have ones that have aged out.This is just a prospective from a landlord’s perspective what you can understand where they are coming from and for other landlords to consider in their decision making.LANDLORDS: If you do not have a written policy, you could find yourself and your company in jeopardy.

I have thought about staying in San Diego and buying a property in Florida where at least I have an intimate knowledge of the area, have plenty of friends who could refer me to good people to maintaining and managing my property.But right now, as I'm living in an apartment, and have never even bought my own home, the prospect of buying out of state is even more daunting.

I haven't been in your situation, but I have some lessons learned from prospective tenant no-shows. 1 Pre Screen over the phone: Figure out if theyvare just a tire kicker, then Ask them to describe what they are looking for before you describe the property.
