But what do we do when  a tenant has multiple animals that all perform the same task, for the same disability, and the tenant has separate notes, from seperate providers for all of them.This is the nature of my concerns.

I think scripts can serve as a framework and give you a level of comfort while making calls however each call should take on a life of its own and the conversation should flow naturally and organically.

That seems more related to electric and natural gas hook ups / charges, and not monthly submetered service.https://www.mass.gov/service-details/massachusetts...Call them and ask if you have concerns...I highly doubt you have to absorb monthly utility charges into the rent.

However be sure to read the terms of sale, the preceding statement is not necessarily true. ( I am talking public auctions on site, not courthouse step foreclosure auctions, they are a  different animal)To bid you will be expected to put down a grand or two usually in certified funds.

You would need to require that financials provided are certified and audited when presented to the landlord.
