Unless folks, or animals, were regularly visiting between the two houses or the were sharing blankets, the bedbugs are quite unlikely to make the migration from one house to the next.

Hard money would be my last option , private or hard money are two different animals, cost for hard money if you run into holding longer than panned your broke in a minute so plan ahead when using hard money.

My definition of turn key means that the property has been fully renovated, not just having a coat of paint and some new carpet.

My advice for anyone starting out and even for someone like me, who's been a landlord for 15 years, flipped on and off for around 10 years, including full time for the last 2 1/2 years and a WI broker for 10 years, is to take each and every purchase as its own unique animal and there are all sorts of intangibles involved in investing as well.
