From my understanding, we have seen appreciation in the last year in the double digits (350K+market). 

The landlord pays all utilities to include expanded digital cable and internet services.If he collects $2880 each student that would be $14,400 per semester or $28,800 per school term rental agreement.

Would that mean a mason has to dig it out and cement it in and then rebuild the brick column?

Occupancy is currently about 70% (one tenant, a photo/camera store, closed up shop because of the switch to digital photography). 

Everything with the teams I work with are as digitized as possible so that takes away some of the time but not all.  

I agree with @Darren Eady, performing loans are a great vehicle to keep things clean, earn a double digit return, and have the security of real estate with far less hassle.

Its true that you will not see double digit appreciation but you will see solid returns if you act fast and manage right.

With most of the major markets running caps in the single digits, and the secondaries and now tertiaries not far behind, investors are looking for greener pastures.The dirt may be "shovel ready",  but the project still has a lot of lot clearing to be done.Just my 0.02Good Luck!
