I would be inclined to say if you are already living there at the property it would be dumb to pay a property manager ( they aren’t cheap) but the flip side is it if your new to this it would give you a model to go by and free up a lot of stress and time for you to focus on other ventures .

By doing this you get to know who in your local market are the serious investors who actively do deals.Once you get your license and you know your market, and now you know who are the real estate players in your market, you can do JOINT VENTURE with credible real estate investors (landlords or flippers).
