In that case the depreciation would be a wash unless your marginal tax rate is over 25% and then you'd actually get more tax benefit from the depreciation adjustment than what you lose on recapture since it's capped at 25%. 

DO NOT USE A PRESSURE WASHER . the oil soaked into the asphalt , if you pressure wash it you will blow the oil soaked asphalt away , making a hole .Call a professional seal coat company . one that uses coal tar , or asphalt emulsion .

She paid for that one & it had to be power washed out of the basement drains.

hello i am trying to buy a house from a owner but hes name is not on the deed as it was hes fathers and he past away long ago without leaving a will if the son the owner is on the property title and name on taxes can i do a affidavit heirship and put the property in my name to avoid probate court?

If he sells in a down market, he will get less; however, the trade-up property will cost less, so its a wash.

I don't know ... you can power wash the building for a few hundreds ... to give the exterior a new look ...
