@Ethan Slater here's some info we hope you find useful:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

Typically, the same applies to LLCs where you and your spouse are sole members (single or multiple member LLC).

Adding a 1/2 bath, new roof, central air or other typical improvements will increase the value of the property. 

Sometimes folks overlook how real prce apprecation can be impacted by having acreage that’s not typical in suburban areas.In Phoenix, where I’m based, a lot of us collaborate with local probate attorneys who know about hidden opportunities that never see the open market.

Expect rates to be higher than "typical" financing programs - right now, I'd plan for at least 8%+ depending on the whole scenario. 

This would typically occur only if you are over extended.  

However, tenant insurance is typically intended to cover personal property and liability for the tenant, not the building itself.

Typically the more extensive the rehab the higher the value add.  

Its also the right sort of thing to do to try and help someone navigate a difficult time. 

Typically people charging for that service are doing it because they need the money...if you catch my drift.
