Yesterday, rather than thinking about how much the hospital costs were going to be, I just felt grateful to the doctors and nurses who took care of my sweet wife and brought my new baby into this world safe and sound.The miracle of life really is amazing.

So then I would use that sweet spot of having a high credit score and "no debt" to apply for a 0% APR for X months credit card or a HELOC if you are turned down the first time when your credit score was low.Congrats on your first purchase and keep us posted on how it turns out.

Scott Trench has enlightened  me of house hacking and I think its a sweet concept.

 ~ 1200 or less sq feet seems to be a sweet spot with the office tenants I deal with.  

That's pretty sweet.
