The other way I work with investor clients that work with multiple Realtors is sometimes they come to me to write an offer on a property they have already scouted out.Both type of arrangements can be great for all involved.  

NOI is the only one out of the list of ROI metrics that i even recognized, so definitely need to do some more research on those items. hear you loud and clear on the appreciation idea, had been reading and hearing that the last few days and it definitely makes sense. re neighborhoods, what do you do to scout out / learn about neighborhoods?

Use neighborhood scout, walk score, etc.

A week after reading multi-family millions I was scouting property and and trying to analyse deals like the pros.  

All things equal, I'd prefer to help on the analysis, project mgmt, or scouting side of things but beggars can't be choosers.Let me know!
