Odds are, downspouts and/or gutters are also deteriorated or absent, causing even more water to be directed to the immediate area of the foundation.The only proper fix is to dig out the foundation and re-waterproof, then re-work the landscaping to direct surface water away from the home.

The wall in between the bedrooms is being eliminated in order to re-work the layout to make the apartment flow a little better.Also, in the kitchen new cabinets are being added as well to make the kitchen a little more functional as well.I will pop in later on this thread with some progress photos of the work outlined above.

In regard to BRRRR after the refi, if COC is calculated using total money invested only and not total money invested minus money received back from the refi, then Bigger Pockets needs to rework their BRRRR calculator formula.
