how to deal with undesirable neighbors nextdoor to vacant unit.

Hello BP, I need advise as to how to go about this. I have a duplex close in an ok neighborhood. Unfortunately, the house next door went into foreclosure and is now filled with people who sit outside all day, drinking and playing loud music. I have had several showings but the tenants always mention the neighbors being the reason why they wont rent. The leave trash all over their property and its and eye sore. I need help!! I am losing money as I have had 2 months of vacancy.What can I do???

I would be concerned if the neighbors find out it was you who called the police. You don't want foes live next to your empty house. Is there a way you can become good neighbors with them? Maybe you can hire one of them for lawn care or slide him $20 for keeping an eye open for you. Once a relationship is established it will be much easier to make them understand to keep the trash to themselves. You might be even able to point out where they violate ordinances and you can express that you don't want them to get fined by the city.
