That reason is usually pretty obvious when you have a skilled 3rd party run the numbers.The way to distinguish an excellent wholesaler from the masses is simply repetition and reputation.

I’ve been practicing my deal analysis by picking a property and going over the numbers (I’m aware that repetition is key so whether these properties are good or bad, it doesn’t matter to me) but I’ve been getting stuck on trying to find accurate estimates for the various categories I have set up.

Repetition in analyzing deals would give me confidence and also going through the whole process of getting pre-approved, getting the right leads, making sure the numbers work, putting in offers and succeeding.

(IMO) it is excessive because it is repetitive, and it is resoanble for you (and the lower renter) to beleive it will continue ad infinitum.They make carpet padding that might help (how big and heavy ore the kids though, 200 Lb linebackers vs little 5 year olds???).
