Purchasing from wholesaler; fantastic way to find a great deal?...buyer beware?...or as with everything else in life "It depends on XXXXX".

Also, is there any way to differentiate between a reputable wholesaler and one not so reputable? If so, how?

Caveat Emptor! Buyer Beware!

There are A FEW wholesalers in each market who OCCASIONALLY get a deal THAT THEY WON'T BUY THEMSELVES FIRST that will be passed along, but the vast majority of wholesale deals these days are "wholesale for a reason."  That reason is usually pretty obvious when you have a skilled 3rd party run the numbers.

The way to distinguish an excellent wholesaler from the masses is simply repetition and reputation.  However, even reputation is something I'm leery of with so much undisciplined buying in the market these days.  

Just run your numbers every time and don't assume that the numbers they put out are anything.  Buyer Beware doesn't mean don't buy, but rather "watch yourself."
