Depending on your area typically 0.5-2% response rate2) Cost-effective way is to send the first batch first class, harvest the dead leads and remove those from your campaign, then mail standard for the rest3) Opinion is that you should shop around because quality, price, and service differs between different companies.Regards,Ray

The current business cannot be used to help value the rent because it has been a dead business for the last year or more and that is why the owner has closed it and put it up for sale.

I guess you could talk to the vendor if the property is not close, but depending on how much work the PM is sending them, this may be a dead end.

As is in real terms this property will be seriously into negative returns based on dead equity alone.The quick profit of 100K is far more valuable than the rent however if you leverage to the hilt and reinvest the money, assuming you still have some positive cash flow, it might work assuming rents can rise faster than appreciation and before expenses kick in (like a vacancy or eviction).
