What held me back in the past was a less than compelling “why” to overcome the myth-understandings and fear of failure mindset.

If I may ask, what would you say was your biggest fear before you jumped in to investing and who/what helped you to overcome that fear? 

Hiring people to overcome limitations is important, but that comes over time.

Half the battle in this business is overcoming adversity.

Appraiser will of course see your purchase price and treat it as a data point, best way to overcome that is to hand him a before/after binder that includes all improvements you've done to the property etc. 

Finally, I ask if she has any questions while being sensitive to the fact that she won't feel like her questions are simply objections I will attempt to overcome like a salesman.

Fear is natural, but you can overcome fear by removing as much risk as possible.

My schedule will be the hardest thing to over come for sure.  

I always say the biggest way to overcome fear is MASSIVE action .

"I'll only work with someone who invests" is just an objection that people throw at you that can easily be overcome by any or all of the items above.
