You open yourself to much more risk in not being able to finance out of it and being stuck with hard money and those fees/penalties.

While Colorado's market can be challenging due to high prices, exploring suburbs like Colorado Springs or Pueblo, or even considering out-of-state markets in the Midwest or Southeast, can open up better cash flow opportunities.

We have one property already as our primary home with a plan to buy another house and rent out this one.
