@Pavel Jiltsov I rarely look on BP for anything anymore because of the quality of information, a lot of armchair quarterbacks who aren't actually in the arena operating (don't actually own/operate said asset type in said jurisdiction that they comment on) - and the same talking heads are (IMO) wracking up comments for business development reasons.

Thanks @Jack Butala - it was more nerve wracking to type this intro from behind a screen than it is in real life to me! 

I know it can be a little nervewracking if you don't have any experience, but I wouldn't worry about that because  you will learn just the same with 4 units as you would with 2.

So I'm hoping my nerves give me enough caution to ensure I make good decisions by asking for help!

I examined the property work sheet and found some things that were wrong  , sq footage was too large .

For one, it's not safe, and two - you have to REALLY know what you are doing and have nerves of steel to be able to start realizing high cashflow (on paper) that type of real estate provides.You don't have to go far into these forums to hear horror stories of class D real estate, and the most successful people here try their best to steer people away from it.

Anyways I got him scheduled, an HVAC specialist scheduled, and Ive asked the seller if she can provide documentation for remediated asbestos, if not I want an asbestos examination.
