If you are dead set with tackling this project solo then I suggest you factor in a decent amount of contingency cost and extra time for the project to run over.

My wife had said she wouldn't mind tackling a fixer upper, so we purchased a 4BR / 2BA cabinish home that was built in 1981 that has needed A LOT of work which we've been working on when my job doesn't have me out of town.

The best deals are off-market, or properties that have been on the market for a while that have a "problem" that no one else wants to tackle....figure out how to solve the property's problem and you could turn it into a deal.
