My advice for a first BRRRR is do not tackle a property in such disrepair with foundation problems.

If you are dead set with tackling this project solo then I suggest you factor in a decent amount of contingency cost and extra time for the project to run over.

My wife had said she wouldn't mind tackling a fixer upper, so we purchased a 4BR / 2BA cabinish home that was built in 1981 that has needed A LOT of work which we've been working on when my job doesn't have me out of town.

I really want to tackle it 100% the correct way and just help my buyers find properites they want and the sellers get the money they want.

The best deals are off-market, or properties that have been on the market for a while that have a "problem" that no one else wants to tackle....figure out how to solve the property's problem and you could turn it into a deal.  

If you have the time to space it out, it may be worth tackling one project at a time with different contractors.

Have an interior project to tackle at that house.

Some photos would be a great help, but here's how I would tackle it, if it is outside: Use a utility knife to cut away old caulking.

Once you figure out all of your systems and your "team" on the ground ... then you can start tackling multiple at once.Cheers!
