It bears mentioning that the money is already on the books to be injected in the greater Augusta area for the next 5-7 years, given all the Cyber driven growth, so I'd question whether or not a recession would really 'hurt' as much here as other regions.  

I'd be surprised if any multi-unit selling for $70k didn't need a quick cash injection somewhere.

There are rules that restrict how the money can be deployed, with the general principal being that everything has to be 100% exclusively for the benefit of the IRA and you cannot receive benefit or inject value personally into the IRA.There are several professionals here on BP that provide both models of service.  

However, the cooler temperatures coupled with significant shower/washer use in the basement injects plenty of moisture that creates damp clothes ("damp" was used by my tenant). 

The engineer recommending using structural foam or pressured grout, which is basically injected under the garage slab.

There  are funding sources out there that are specifically tailored to providing financing in that "space" between what you have for equity injection and the amount of financing you've been approved for.

Banks allows 2nds as do some others, but they still require a capital injection from the guarantors.

On a rental you might have to inject equity now that prices are so far up.

So, the LLC (land and first cash injection) could be responsible for the visioning session, the marketing package etc.
