To be honest, I really don't think there is a quicker source than networking.

I have been reading and learning as much as I can via books, forums, podcast, etc but I am stuck on the one thing that is stopping me from getting started - Financing I'll be honest - I don't have the downpayment, I only have a HELOC that I could use in the range of $200k - $250k.My goal is to generate income of 2-3k/mo.What advice would you give to start ?

Selling a multi-family is not to hard as a duplex honesty in Utah so many duplexes sell almost if they are a retail purchase because many "investors" buy them where they move in.

To be quite honest I never really understood the l appeal of hard money.

I really do appreciate the honesty as far as how tough it can be with no prior relationships.

I have worked for a couple different management companies and have been a tenant for a number of years, and to be completely honest I have been appalled by the lack of professionalism and overall effort I've seen on the part of several very prominent PMs here in the Salt Lake Valley.

In all honesty, like you mentioned, they have a lot of clients/investors pulling them a different direction as well.
