Fed will not cut rates if the economy is still "steaming along".

Use timers on lights so it seems as if people are inside, and organize someone to take care of the grass outside.

There is no guarantee that prices will go up or down...and you can be almost sure if the Fed lowers interest rates in the middle of this year, prices will go up.

The Fed will eventually allow interest rates to fall, and all that extra interest showing up in your payment calculations will shift back into the profit column (where it usually hangs out).  

Specifically on whether the high interest rates will lead to an increase in mortgage delinquency rates similar to what we saw during the 2008 great financial crisis.I plotted the chart below (Figure 1) to compare Fed Funds rate to unemployment rate and mortgage delinquency rate.

(It should be noted that the Fed’s Zero Interest Rate Policy of 2020-2021 absolutely skewed everybody’s idea of what a “normal” mortgage interest rate should be.

We saw the beginnings of similar asset class corrections to 2008, but no one could have predicted an eviction moratorium and unprecedented actions by the FED to soften the blow.
