As a MF owner/investor I love the idea of someone and taking vacant units and keeping them full, taking some of the downside risk but only if they have the proper systems, legal framework in place, and it doesn't disturb actual residents.

You can easily come up with a rough framework least template relatively easily, always leaving it editable if there is a particular nuance related to a particular property.
