As a MF owner/investor I love the idea of someone and taking vacant units and keeping them full, taking some of the downside risk but only if they have the proper systems, legal framework in place, and it doesn't disturb actual residents.

If only there was an existing framework to do that for those that could pass a basic background check and an IQ Test requiring 65 or greater...

I've also had clients recommend Property Frameworks and Two Doors Realty.  

You can easily come up with a rough framework least template relatively easily, always leaving it editable if there is a particular nuance related to a particular property.
