I am from Spokane Washington, and the real estate prices there are through the roof and make it almost impossible for a new investor to get started.

@Jesse Rivera I love the idea of it the only issue I'm currently facing is I would get negative cash flow renting out my current home  based on my current mortgage so it definitely isn't ideal 

I don't want to wait another 6 months to get more property through conventional.

But we also like the idea of having the highest cash flow possible.

After 45 + years as a real estate investor, broker, lender, fund manager and syndicator, I’ve become aware that the “dream” of many investors and investor “hopefuls” is to be able to generate enough cash flow to live off their real estate holdings and accumulate enough wealth to make “work” optional.

It will mean LEGAL immigrants will be allowed to flow through and in again.

I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.

Start by networking through local meetups, REIA groups, and online communities like BiggerPockets to connect with experienced investors.
